Gone in 48 hours: Acreage in one of the Illawarra's tiniest suburbs snapped up

A small acreage in the Wollongong suburb of Marshall Mount has changed hands after more than 35 years in the same ownership.

The property in the tightly-held suburb, population 177, sold after only officially being on the market for 48 hours.

The property in the tightly-held suburb, population 177, sold after only being on the market officially for 48 hours.

The selling agent, John Tisma from Tisma and Co Real Estate said he was unable to disclose the sale price.

However, CoreLogic records show it sold for $2,175,000 last month. Records show the home was built in 1930, and previously sold in 1986 for $108,000.

Mr Tisma said the seller had undertaken some extensions on the home over the years.

He said the property was sold to a local buyer, who he believed planned to move in, and perhaps build a second dwelling.

"They love the area, they love the idea of it, and they're going to move in," Mr Tisma said.

Mr Tisma said the property had previously been available off-market, but a potential sale fell through.

It was then officially listed, and sold within 48 hours.

"I've sold a few properties in the area, and the inquiries do come in quickly because those smaller acreages are rare," Mr Tisma said.

"And they're a lifestyle, so they're easy to maintain and you still have the freedom to have that land around you, that country setting."

The property at 444 Marshall Mount Road features a large ranch-style home with five bedrooms, two bathrooms, formal lounge and dining with multiple seating areas, large country-style kitchen, a separate outdoor studio/cabana/teenager's retreat or additional bedroom, large covered entertaining areas at the rear of the home, and in-ground pool.

The property has been utilised as a primary residence with a bed and breakfast as well as supplied parking for local caravans, generating a potential income of approximately $40,000 per annum.

CoreLogic records show it sold for $2,175,000 last month.

Marshall Mount is located in the south-west of the Wollongong local government area, near Dapto.

Census 2021 statistics show that Marshall Mount has 59 private dwellings.

CoreLogic records indicate there's typically less than a handful of sales per year in the suburb.

Mr Tisma said the majority of Marshall Mount residents have lived there for a long time, with properties often remaining in the same families for many decades.

"The benefits of living in Marshall Mount are it's so close to town, and so central to Dapto, Shellharbour and Wollongong, with easy freeway access," he said.

"You feel like you're a million miles away from everything when you're there, but you're five, ten minutes from town.

"The location is great, and until now, a lot of people don't even know it exists."

Rob Linnehan from Ray White Albion Park, who has sold a number of properties in Marshall Mount said the suburb was a unique pocket, "in that it's off the main drag, and it's like a big cul-de-sac".

"It's very scenic, and still close to everything... It's rural, with a pleasant backdrop, and well-located in the Illawarra," he said.

Records show the home was built in 1930, and previously sold in 1986 for $108,000.

There have been significant sales of acreage sites in Marshall Mount in recent years, such as the 36.35-hectare site at 365 Marshall Mount Road selling in February 2023 for $13,500,000.

Also, the 21.55-hectare property at Lot 2 Marshall Mount Road sold in October 2022 for $13,500,000.

Mr Tisma said some of the larger rural acreages had sold to developers in recent years.

"There have been larger acreages out there that have sold for tens of millions of dollars," he said.
