'Next level': Barrack Point beachfront property has record-breaking potential

A luxurious home in the southern Illawarra location of 41 Junction Road is not only expected to smash the price record for the suburb, but could record one of the region's "highest beachside sales in recent times".

The beachfront property is located at 41 Junction Road, Barrack Point.

The four-bedroom home - boasting views down the coast and over the ocean to Bass Point Reserve, as well as a swimming pool in the huge backyard - is set on a level 1353 square metre parcel of land with the sand dunes in place of your back fence.

Selling agent, Darren Kay from Belle Property Illawarra said there wasn't a price guide available yet, but this would be set based on the weekend's open for inspection.

However, he said there have been recent comparable sales throughout the region up and down the coastline, spanning from $6.2 million to $6.8 million.

These include 42 Wollongong Street, Shellharbour, which sold in November 2021 for $6.5 million.

Also, 60 Beach Drive, Woonona sold for $6.2 million earlier this year; and 78 Stafford Street, Gerroa fetched $6,828,000.

"The strength of this home is it's absolute direct beachfront, and it's an as new home," Mr Kay said.

"We would expect it to break a record, and to be one of the highest beachside sales in recent times."

CoreLogic records show the current residential sale price record for Barrack Point is 25 Cliff Avenue, which sold for $3.9 million in November 2021.

The home at 41 Junction Road also features three in/outdoor lounge and dining areas, and a dedicated theatre.

The home was completed in late 2021, after a five-year period of construction.

The seller said the goal was create a "dream home".

"I wanted a beach house, and I wanted something quite modern and open, good for entertaining," he said.

"I was trying to create multiple living zones for my growing family. It was a project that I put my heart and soul into, and didn't want to cut any corners.

"The house turned out exceptionally well in the end. It's an extremely well-built house."

The seller said construction costs had blown out from original estimates.

He said this was due to "the state of the economy, what happened with the building industry, and because I didn't want to cut any corners... Everything I did was next level".

The seller said they had listed the home to embrace a "country change", having bought a house at Mount Kembla on about an acre of land.

"We're going from beach to bush, and a lifestyle change," he said.

"It will be hard to part with this house though, as living by the ocean is amazing. Seeing the dolphins, the whales migrating. Every day when you look at the ocean there's something different.

"But we're very excited to move to our new house."

According to CoreLogic, the median sales price of houses in Barrack Point is $1.7 million.
