Charlie Lund of The Agency Hunter Valley is marketing the property for sale with a guide of $2.2 million to $2.3 million.

Ms Lund sold the property to the current owners, who use the main house as a weekend getaway, for $2 million in December 2021.

"They love the French Provincial style," Ms Lund said.

"They love the ambience of the property and have spent a lot of time in France, so they just love going there.

"Everything in the house has been built by hand, all of the moldings, the ceilings and the plasterwork.

"It has incredible plasterwork and it is a spectacular property."

The four-bedroom, two-bathroom house is a homage to classic French Provincial style, with intricately detailed ornate ceilings, vintage lighting, timber floors and wall panelling.

The opulent kitchen has 900mm oven, Caesarstone benchtops, an island bench and a Travertine splashback.

A grand dining room has an archway entry and wainscoted walls and the main bathroom has a freestanding cast iron bathtub.

Ms Lund said recent updates to the home included bespoke wallpaper, new blinds and front fencing.

"The attention to detail is second to none," she said.

The former Wallalong School House at the front of the block dates back to 1888.

It was restored by the previous owner who converted the building into a four-bedroom, one-bathroom home.

Inside features four-metre-high ceilings, cedar windows, timber floorboards and open fireplaces in the living room and one of the bedrooms.

"The previous owner sold antiques out of the building and at one stage she rented it out," the agent said.

"It's only four doors down from the famous Wallalong House which is a wedding venue, so the school house would make a great Airbnb or you could use it for functions or weddings.

"It's so close to Morpeth and East Maitland and not far from Newcastle either."

Other features of the property include a French-style barn that could be used as a studio or workshop, a solar hot water system and air conditioning.

Ms Lund said the listing had drawn strong levels of enquiry from mostly Sydney-based buyers.

The median sale price of a house in Wallalong is $955,000, according to CoreLogic.
