"We chose the block because of its larger size - not common in the area - and proximity to the beach," one of the owners said.
"The size, aspect, north-facing, proximity to the ocean and its quieter location were the selling points."
The goal was to enhance the block shape, view, and the proposed landscaping.
"The design brief was solid Mediterranean, with a limestone feel, to bring the gardens and escarpment into view," the co-owner said.
"The curved wall structure provides a 'hinge' that allows the building to follow the boundary alignments.
"We wanted initial office space, in-law accommodation and future larger office space and guest accommodation."
The home, completed 20 years ago, allows for different living configurations, spanning from large family living to a weekender, or running a business with a dedicated office and separate entry.
The rear of the property has been terraced, landscaped, and planted to provide a semi-tropical feel.
The terracing and garden walls are of dry stone with connecting paths.
Selling agent Kane Downie from One Agency said it was "one of the most solidly built homes I've ever seen".
"Interest is coming from as far afield as Western Australia, and we have had inquiries from overseas ex-pats looking to move back home," he said.
"Buyers are loving the property being just off the main road, the privacy it offers and the dedicated fully self-contained two-bedroom flat. Interest has been in multi-generational living and investment in the Airbnb style.
"There are not many properties with a three-car garage and 2.7-metre clearance and dedicated off-street parking for five cars."
