When a meagre $1,000 separates the winning bid from second place, it's a clear sign the home on offer has left a lasting impression, and that's exactly what happened at 8 Sherwood Place, Wishart, where eight active bidders, some who inspected the property five times, drove fierce competition under the hammer.

A mix of multicultural families and shrewd investors battled it out for the prized property, with the final sale price exceeding expectations and setting a new benchmark for the street.

Ray White listing agent Mike Ho, who guided the campaign, said the home attracted strong interest from day one and was always expected to draw attention in the tightly held pocket of Wishart.

Last sold in 1999 for $105,000, Ho anticipated a result between $1.7 and $1.8 million in the current market and was thrilled to achieve a premium outcome of $1.9 million for the seller, who was looking to downsize.

"The seller was very happy," said Ho. "This sale has truly elevated the value of properties on the street, giving confidence to future buyers and investors."

The multi-generation buyers comprising older parents, their son and his wife, recognised the long-term potential of the house with its quiet cul-de-sac positioning and proximity to leafy parklands.

The grand double-storey residence with more than 4010 sqm of interior space on a level 748m block combines luxury and practicality in equal measure.

Now, with a new family ready to call it home, it leaves behind a record result and a strong signal for sellers in Brisbane's south.

Brisbane hosted the most auctions across the smaller capitals, with 201 homes taken to market last week, the second highest weekly volume of auctions so far this year. However, the preliminary clearance rate remained relatively subdued at 58.5 per cent, down slightly from 59.6 per cent the week prior and a recent high of 69.7 per cent two weeks ago.

"It was a good mixture of bidders. We had a lot of buyers," LJ Hooker listing agent Ryan Graham said. "Because the layout is really functional and ready to enjoy, there's a lot of potential for a creative renovator, which I think was what brought the buyers."

The kitchen is the heart of the home, complete with a breakfast bar, gas cooktop, and generous storage, opening to a paved undercover entertaining area that invites long summer evenings and family BBQs.

Modern comforts like automatic roller shutters and a solar system added to the corner position attraction. Zoned to the highly regarded Modbury Heights School and but a jaunt to local shops, the property is a place where lifestyle, location and potential played a big part in its successful sale.

The strong auction result highlights the ongoing demand for quality homes in premium Perth locations, particularly those offering a rare combination of privacy, functionality and future upside.
