Could this revamped luxury home deliver Bar Beach's next multimillion-dollar sale?

The official cash rate has been raised 25 basis points to 4.1 per cent in March 2026, marking the second consecutive monthly rise, driven by high inflation and rising energy prices due to Middle East conflict.

A 1950s-built house in Bar Beach has returned to the market for the first time since undergoing a luxury renovation and extension.

And it could deliver another significant sale in the beachside suburb.

The five-bedroom, three-bathroom house on 511 square metres at 18 Tooke Street is listed with a guide of $4.3 million to $4.675 million with Lyndall Allan and Georgia Rickey of Salt Property.

In 2017, the owners enlisted an architect to redesign the original house with the addition of an extension.

"One of the biggest features is the sheer size of the home, which is 411 square metres of internal space, with a mix of formal and informal living areas," Ms Allan said.

"The quality of the build and renovation is a standout. Everything is incredibly high-end."

Set across two levels, the ground floor comprises all of the living and entertaining areas, including a theatre room, a study, a lounge room with a marble fireplace, a dining room and an open-plan kitchen and living space at the rear.

The Nadin West-designed kitchen has a 4.7-metre island bench and integrated appliances.

Glass sliding doors open to the covered outdoor entertaining area that overlooks the backyard and fire pit.

"The owners have put in oversized windows to really maximise the natural light and louvres for airflow, and there is an amazing view overlooking the city from upstairs as well," she said.

The top floor has all of the bedrooms, including a parent's wing with a master bedroom with an ensuite and an oversized walk-in robe and dressing room.

There is an additional living area on the top floor along with the main bathroom.

Ms Allan said recent high-priced sales of new builds or renovated properties in Bar Beach and Merewether reflect buyers' appetite for quality homes near the beach.

"There are a lot of families looking for sizeable homes and yards in that location where all the hard work has been done for them," she said.

"That is attracting a large buyer pool."

According to Cotality, the property was last sold in 2016 for $1.4 million.

Big results in Bar Beach

Bar Beach has achieved a run of notable multimillion-dollar sales already this year, including Ms Allan's $7.6 million transaction of a luxury five-bedroom, four-bathroom house at 46 Bar Beach Avenue in March.

It's the second-highest price recorded in the suburb.

In March, Chasse Ede of Presence Real Estate oversaw the $4.25 million sale of a 2010-built four-bedroom, two-bathroom house at 170 Brooks Street.

The result smashed the street record by $800,000.

In January, a four-bedroom period home on a large block at 33 Parkway Avenue sold at auction with David Phelan and Cassandra Zane of Dalton Partners The Junction, selling under the hammer for $3.9 million.

It delivered a huge payday for the sellers who purchased the house for $635,000 in 2001.

In February, a four-bedroom house with a pool at 5 Wrightson Avenue sold for $3.75 million with Paula Ashcroft at Presence Real Estate.

The record price for Bar Beach is held by an ultra-modern house overlooking Empire Park at 14 Bar Beach Avenue that sold for $1.375 million in April 2025.

According to Cotality, the median house value in Bar Beach is $2.35 million.
