'Like a postcard': Buttaba waterfront home with private jetty aims for suburb record

A waterfront property with a private jetty and slipway is eyeing a record price in Lake Macquarie.

The three-bedroom, two-bathroom house at 23 Wrexham Circlet in Buttaba is listed with a guide of $2.75 million to $2.95 million.

Listing agent Neil Fry, of Belle Property, anticipates interest from the retiree market.

"It's the perfect retirement package of modern, single-level living on a fairly flat block, with a jetty and boat slipway," Mr Fry said.

"It is a very peaceful location and has a stunning outlook that is just like a postcard."

Since 2023, a five-bedroom, three-bathroom house on a 1334-square-metre waterfront block at 45 Ilford Avenue has held the suburb record for Buttaba at $2.625 million.

Mr Fry oversaw the sale of that home, which was purchased by a Sydney buyer.

The listing on Wrexham Circlet has attracted interest from Newcastle-based buyers as well as Sydneysiders.

"We have had an early offer from a Sydney party, so it does have broad appeal," he said.

"It's mostly that retiree market inquiring so far, but a lot of the interest has come out of Newcastle."

Cotality records show the owners bought the original house in 2010 for $712,500.

Built in 2015 on a 521-square-metre lot, the house takes in uninterrupted lake views across Secret Bay toward Fishing Point.

"Many homes come on the market because it's the end of a chapter for an owner and they need a substantial update, but this a property where you can just move in.

"It's a spacious design and it's very light and airy, it has architecture to it with high ceilings and skylights, so it is rare to see that package."

"The boat cradle will accommodate a fair sized boat, up to 30-feet, so while not everyone is looking for those facilities, they are hard to come by."

According to Cotality, the median house value in Buttaba is $991,000.
