Live and earn: Coledale home with a shopfront fetches a cool $2.8m

A combined commercial and residential property on Coledale's main strip has changed hands.

The buyers will be able to earn an income while enjoying their new home.

The property at 755 Lawrence Hargrave Drive, Coledale was sold for $2.8 million.

It combines a commercial space at the front with a four-bedroom, two-bathroom residence at the back.

The commercial space is currently home to facials, beauty and cosmetics business The Salon Collab.

Selling agent, Mattias Samuelsson from Ray White Helensburgh said the buyer would continue to rent out the shop to its salon tenant, and move into the home.

Mr Samuelsson said there had been strong interest in the property, and the new owners were downsizing from an acreage elsewhere in the region.

"They really liked the location and lifestyle," he said.

The shop is currently tenanted, providing an annual income of $33,600 plus GST.

"It's a low maintenance property with plenty of potential... You can have a home while also earning an income," Mr Samuelsson said.

"There's not many of these properties around, and the ones that are don't change hands that often."

Cotality records show the property was sold after 61 days on the market.

Both the ground and upper levels feature a bedroom, kitchen and bathroom.

The property has a double frontage with the shop accessed from Lawrence Hargrave Drive and the home from Coledale Avenue.

Cotality records show the property previously changed hands in 2009 for $1.1 million.

According to Cotality, currently the median house value in Coledale is $2,144,410.

Meanwhile, another property has sold in the sought-after suburb, this time after a few decades' ownership.

The five-bedroom home at 27 Park Street, Coledale fetched $2.85 million.

Selling agent, Mr Samuelsson said the home was sold to a Kiama area buyer.

Cotality records indicate it was sold after 63 days on the market.

The home features hardwood floors, a modern kitchen, and a bathroom with a spa-style bath. There's also multiple outdoor zones, including a lower patio, terraced garden and a fire-pit area.

Records show the property was previously sold in 1996 for $160,000.
