A charming rural town of fewer than 500 homes has found new popularity in the wake of COVID.
Situated within a seven-minute radius of Maitland and the Hunter Expressway, Louth Park combines acreage properties, rolling hills and quiet roads.
According to CoreLogic, only about 20 homes change hands every year, but those that are selling are achieving bigger prices than ever.
Before 2021, no sale had exceeded $1.4 million.
In the past 10 months alone seven have topped that benchmark, including a 16-hectare block in the new Hillview estate that sold off-market for $3.5 million in June.
February's $2.25 million sale of a two-acre Reflection Drive home is the area's biggest residential sale to date.

"It's a bit of a hidden gem really," Belle Property Hunter Valley's Karen Gudelj said.
"Normally when you're looking for land that big, you're out of town.
"When you're out there you feel like you're in the wide open spaces, but you're still within minutes away from everything."
Mrs Gudelj will bring a stunning Louth Park home to market in the coming weeks.
Expectations are around $1.9 million for the four-bedroom acreage at 20 Reflection Drive, which has had just one owner since it was built post-2000.
The open-plan home boasts large outdoor living spaces, a pool, and an office and is expected to attract buyers from Newcastle, the Central Coast and Sydney.
"[It's] on the high side of Reflection Drive so you can still see the sunset looking from the pool area," Mrs Gudelj said.
"You've got all the night lights of Maitland, you can see the fireworks of Maitland Show.
"Properties like that are not in huge supply."
