'Most affordable beachfront property': Home on Bulli's millionaires' row for sale

A home on a smaller block in one of the Illawarra's most sought-after locations is on the market.

The property, located at 22 Blackall Street, Bulli- the same street where multiple high-end sales have occurred in recent years - is due to be auctioned on May 3.

The three-bedroom home sits on 326.5 square metres, and has an auction guide of $2.895 million.

At the front of the home, an alfresco entertaining area provides the ideal space to relax and enjoy the ocean views.

The property's marketing also notes that there is the opportunity to "personalise with renovations or re-build at this premium beachside address".

The current owner said at the time they purchased the property more than a decade ago, most other interested buyers were likely going to knock it down and rebuild.

Instead, they extensively renovated the home.

"For a front row that's never going to be built out, it's going to be possibly the most affordable beachfront property you could ever get," he said.

"It's a smaller block, a half-sized block. But it's the front, you can never be built out, and you can still build a decent-sized home there down the track if you want.

"You can enjoy the same location and lifestyle benefits [as the neighbouring homes on bigger blocks]."

"We've been living there for 15 years, and it's exceeded our expectations," he said.

Selling agent, Daniel Hastings from MMJ Wollongong said the buyer interest so far was a mix of Illawarra and out of-area parties.

"That's not unexpected given that location," he said.

The street has recorded a series of significant sales in recent times; all of them featuring bigger blocks than No.22.

The home at 10 Blackall Street sold for $5 million in 2021; 18 Blackall Street sold for $5 million in 2021; 14 Blackall Street sold for $4.9 million in 2023; and 20 Blackall Street sold for $4.45 million in 2022.

According to CoreLogic, currently the median sales price of houses in Bulli is $1.46 million.
