It's no wonder renters in the Central West are finding it hard to secure a place to live as the vacancy rate in the region sits at 1.3 per cent.
New figures from CoreLogic show Central West rental prices have increased 0.3 per cent in the past month, 1.2 per cent during the past three months and a hefty 8.6 per cent over the previous 12 months.
According to the figures the median cost of purchasing a rental property in the Central West is $574,580.
Blowes Real Estate's rental property manager Sharissa Taylor-Astill said she's not surprised by the region's low rental vacancy rate.
Mrs Taylor-Astill said since COVID the rental market has tightened, prompted in large part by the influx of Sydneysiders in search of a treechange.
"Finding the stock can be difficult but leasing them is definitely not an issue," she said.
"When you get a rental they go quite quickly although you still find a lot of people who don't even bother to show up for appointments either and that surprises me."
Mrs Taylor-Astill said she's willing to give first-time renters an opportunity to secure a property and said many owners feel the same way.
"We really do like to give everybody a go," she said.
However she said those with bad references from previous rentals will struggle to find a place to live.
